The house works across three considered fields: Design & Art Consultancy, Consulting & Advisory, and Selected Real Estate — and, within them, as a considered purveyor to selected luxury residential and commercial projects.

The House
Kivotos was founded on a simple conviction: that luxury is a matter of intent, not ornament. From a first commission in Nicosia in 1998, the practice has grown into a house whose work spans private residences, boutique hospitality, fine dining and refined commercial environments — across Cyprus, Greece and the wider Mediterranean.
We remain deliberately small. Every engagement is led by a senior principal from first meeting to final visit, with sourcing, art direction and delivery handled under one roof. The result is an unhurried process, and work that outlasts fashion.
Kivotos operates today as a Cyprus-based luxury advisory house — advisory-led, and equally a considered purveyor to selected luxury residential and commercial environments. What is selected, specified and introduced is judged with the same discernment as the counsel we give, because it shapes how a space is ultimately perceived and experienced. Relationships are held for the long term, with a growing circle of private clients, partners and investors.
Historical note: between 2005 and 2024 Kivotos worked as an authorised regional partner of Versace Home, supplying the collection into private residences and branded developments across Cyprus and neighbouring markets. That collaboration closed in 2024 and is retained here for historical reference only.

Constantinos Siakallis
Managing Director
Constantinos co-founded Kivotos in 1998 and has personally led every principal engagement since. He moves fluently between interior design, sourcing, project delivery and luxury real estate — offering clients a rare combination of strategic perspective and hands-on execution.
He is also the Director of the Kivotos Golden Lady Awards, an annual Cyprus event honouring excellence in business, entrepreneurship and cultural contribution — a natural extension of the practice's role within the country's professional community.
Maria Ignatiou
ART & DESIGN DIRECTOR
Maria co-founded Kivotos in 1998. A fine artist and educator, she brings a background in painting and ceramics, with work held in private collections and museums in Cyprus, Greece, the United Kingdom and the United States. She also founded the Museum of Art and Design, extending the practice's commitment to art and design education.
