Investing in Cyprus Real Estate

Cyprus offers a combination of climate, location and legal familiarity that appeals to buyers from the UK, Europe, the Middle East and beyond. English is widely spoken in business and professional contexts, the legal system has common-law roots, and title-deed procedures follow established frameworks.

For many buyers the island is a lifestyle choice first: coastal and hillside locations around Limassol, Paphos and Larnaca, a well-regarded private education sector, and easy air access to Europe and the Gulf. For others, the rental market and long-term capital outlook around Nicosia and the coast are the primary interest.

Third-country nationals (non-EU/EEA) who make a qualifying investment in Cyprus may apply for a permanent-residence permit under the expedited procedure set out in Regulation 6(2) of the Aliens and Immigration Regulations. The minimum qualifying real-estate investment is currently €300,000, subject to the conditions published by the Cyprus government.

The permit does not expire and can cover qualifying dependants. It is distinct from citizenship-by-investment programmes and does not require continuous residence, although applicants must demonstrate a secure annual income from abroad and meet due-diligence and good-character requirements.

A typical purchase involves identifying suitable property, negotiating terms, engaging a Cyprus-registered lawyer to conduct title and due-diligence checks, signing a reservation agreement, and progressing to contract and transfer. Non-Cypriot buyers should also confirm whether District Officer permission is required for the specific property and understand the tax, stamp-duty and VAT implications before committing.
